Press Release-Second Planning Commission Meeting on Rezoning Project Scheduled for March 24, 2025
The City of Greenville Planning Commission will host a second meeting to discuss the ongoing rezoning project on March 24, 2025, at 6:00 PM. The meeting will take place at the Greenville Municipal Building, located at 404 S. 3rd Street, Greenville, IL.
Following the first meeting on the rezoning project, updates and proposed changes will be discussed.
Key items on the agenda include:
Under Definitions- Anything that is on the use matrix will be listed in definitions
Use Matrix Revisions:
Accessory apartments and Accessory Dwelling Units will be combined. The new name is Accessory apartments/Accessory Dwelling Units. Churches, temples, synagogues, mosques, and other religious facilities will be a permitted use in all zones |
Manufactured house, other is being removed from use matrix |
Manufactured housing, residential design is being added as a conditional use in commercial general |
Radio, television, or wireless transmitter this use being deleted |
Weather stations or transmitters is being renamed to Weather stations or transmitters (non-residential), and in the definitions it will be listed as: A facility for taking, recording, and reporting meteorological observations (other than home, residential use). |
Mobile Home Parks now conditional use only in R4 |
Playground Equipment now being labeled Commercial Playground Equipment for public use Temporary Structures, tents and the like, for shelter now adding (non-recreational use). Roadside stand, pushcarts and the like now making a permitted use in R1, R2, R3, R4, and Downtown Multifamily dwellings will add language (apartment buildings)

Proposed Property Zoning Changes:
- Parcel 05-10-14-234-001: Change to R1 – Not recommended by staff due to a potential spot zoning violation.
- Parcel 05-10-10-404-003: Change to R1 – Not recommended by staff due to a potential spot zoning violation.
- Parcels 05-10-12-329-001 & 05-10-12-149-001: Change from R3 to R2 – Recommended by staff as it would reflect "stair-step" zoning, which is desirable.
